EcoModular Living is a privately held New Alexandrian modular housing manufacturer based in Punta Santiago, Alduria. The company designs and builds prefabricated homes and commercial buildings from a published catalog of standard types, which it manufactures in its factories and ships to site for assembly. Its houses are marketed on price and on low running costs, and its standard designs are built to heat and cool themselves with little added energy. Founded in 1721 AN with backing from the New Alexandrian Dynamism Fund, EcoModular has grown into one of the larger prefabricated housebuilders in Nouvelle Alexandrie, and by 1758 AN reported revenue of NAX€410 million and employed about 2,100 people.

History

EcoModular Living was founded in 1721 AN by Marisol Reyes, an architect, in Punta Santiago. Reyes traced her approach to the Wechua sustainable-architecture tradition of Renata Illari, whose Ciudadelas in Ciudad Real had housed families in modular units and passed them to residents' cooperatives, and she set out to industrialize that method into factory-built houses. The company was among the first housing ventures seeded by the New Alexandrian Dynamism Fund, the Aldurian Ventures fund set up the previous year to back companies working on national problems, housing among them. Alongside EcoModular the fund backed firms such as the solar company SolarScape Energy and the materials maker NexGen Materials. Reyes had argued that the country's housing shortage was a manufacturing problem rather than a design one, and that a house should be ordered from a catalog and built in a factory in the same way as any other manufactured good.

The company sold its first catalog houses in Alduria and built its early reputation on delivery time, offering a finished home in a fraction of the period a site-built house took. Repeat orders from local governments and housing cooperatives funded a series of factory expansions through the following decades, and the catalog widened from a handful of small house types to a full range of homes and light commercial buildings. By 1755 AN EcoModular had delivered more than 40,000 units and operated plants in several regions.

Products

EcoModular sells from a printed and online catalog rather than to individual commission. A buyer chooses a model and a small number of options, and the company quotes a fixed price that covers the modules, delivery, and assembly on a prepared foundation. Standardizing the designs is what holds the price down, and it is the feature the company markets most heavily.

The houses are built as volumetric modules, complete rooms framed and finished in the factory with wiring, plumbing, and fittings already fitted. The modules are carried to site and joined together, so that a house can be occupied within a single building season. The company's standard designs are built to a high level of insulation and to draw on daylight and natural ventilation, so that they need little added heating or cooling; EcoModular presents this as a way to lower the household's bills rather than as a premium feature, and the running cost is quoted alongside the purchase price. Alongside its houses the company builds prefabricated schools, clinics, and small offices to the same method.

Operations

The company is privately held. Aldurian Ventures retains a minority stake through the New Alexandrian Dynamism Fund, and the founder Marisol Reyes remains chair; Iván Colque has served as chief executive since 1752 AN. As of 1758 AN the company employed about 2,100 people across its design offices in Punta Santiago and its factories, and its output is set largely by factory capacity, which the company has expanded in steps as demand has grown.

Expansion

EcoModular has said it intends to open its first factory outside Nouvelle Alexandrie, reasoning that its catalog model travels well to any market with a housing shortfall and a road network able to carry modules to site. The company has held preliminary talks about a site abroad but had announced no location as of 1758 AN.
